One Hundred Twenty-six (126) North, Range Forty-six (46) West, lying and being east of the
Chicago, Milwaukee & St. Paul Railway Company right-of-way as now located; subject to
easements for public highways and public utility lines, if any.
LESS AND EXCEPT:
The North 380.00 feet of the North Half of the Northeast Quarter (N1/2NE1/4), Section Fifteen
(15), Township One Hundred Twenty-six (126) North, Range Forty-six (46) West, Traverse
County, Minnesota, lying Easterly of the ROW of U.S. TH No. 75, except the East 660.00 feet
thereof.  Said tract of land containing 6.20 acres, more or less, subject to easements of record.

Terms of the sale are as follows:

1.  Sealed bids should be submitted in writing to Eyster Realty, 201 Highway 75 North, P.O.
Box 94, Wheaton, MN  56296, on or before 1:30 p.m. on September 22nd, 2010, at which
time the bids will be opened.  Bidders will submit a certified or cashier’s check in the amount
of $20,000.00, made payable to Eyster Realty Trust, with their bid on each parcel they wish
to bid on.  Bidders need not be present at that time.  The top five bidders on each parcel will
be notified and invited to participate in a closed oral bidding session beginning at 1:30 p.m. on
September 23rd, 2010, at the Eyster Realty Building.

 

2.  Terms of the sale are cash.  Ten percent (10%) down will be required upon acceptance of
the bid, with the balance due on or before November 3rd, 2010, the date of Closing.

 

3.  Bids should state the total purchase price for each parcel they are interested in bidding on;
not an amount per acre.

 

4.  Seller shall pay the taxes payable in 2010 and prior years and will furnish an up-to-date
abstract showing marketable title for each parcel.

 

5.  Land is leased for the 2010 crop year.  Seller will receive the 2010 cash rent income.
Possession will be available upon harvest of 2010 crop.  Buyer may do fall tillage upon
harvest of crops.
